LAND FOR $1 SQUARE FOOT!

After several years of consideration and planning, the City of Norwood Young America finally broke ground on the development of a 60-acre industrial park in June of 2006. 

The lack of available industrial land in the metro area, and projected population growth were the impetus behind the new Tacoma West Industrial Park. 

The Tacoma West Industrial Park is located 1/4 mile south of US Highway 212 on Tacoma Avenue.  It features lots ranging in size from 2 to just over 10 acres. 

The new industrial park is suitable for a range of uses; including light manufacturers, construction related industries, bio-agricultural businesses, and warehousing/distribution facilities. 

Lots are selling at $1 / square foot to qualifying businesses.  The offer comes with a promise of no assessments for infrastructure or utility improvements, and no parkland dedication fees. 

In addition to the price of land, there are a couple of features unique to the Tacoma West Industrial Park in comparison to other metro area industrial parks with available land:

• The new park is located adjacent to two railroad lines: the Twin Cities & Western and Prairie Line Railroads, and
• The City allows outside storage in the park, if it is screened properly. 

Other benefits to the new industrial park include quick access to US Highway 212 and MN State Highway 5, plus, a population of skilled and willing workers.

Norwood Young America is located in western Carver County, approximately 20 minutes from the southwest suburbs of the Twin Cities Metropolitan Area.  The community has seen steady population growth over the past 10 years and is now home to an estimated 3,626 residents.  The Minnesota State Demographic Center predicts the number of people living in Carver County to increase from over 82,000 today to approximately 154,000 by the year 2030.  Norwood Young America is likely to experience a lot of this growth.
